Large 17-19th centuries chateau with 25 ha (62 acres) of land in the Yonne department

This property is located less then 2 hours from Paris, in a charming village, a few kilometres from a large city with all shops and services. It features a beautiful 18-19th centuries master's house with an ancient farm (adjoining 17th century buildings) with several further outbuildings with land, woods, a pond, a river and a tennis court on c.a. 25 ha (62 acres).

A private drive bordered by old trees leads to the entrance gate and an inner courtyard. This chateau is composed of a 18-19th centuries master's house (with 2 levels and attics), with a wing dating from the same period (one level plus attics). These two houses are linked to an ancient older farm (dating from the 17th century and modified during 19th century). The interior space is more than 1,000 sq. mt. (10,760 sq. ft.). The buildings are in good general condition (the roofs and buildings are sound), some inner renovation are to be done. Many period details were preserved (stone floors from the 17th century, parquet floor, wainscotings, marble fireplaces, oak staircase with iron wrought banister, etc.)

On the ground floor, the entrance hall of the main house, with a remarkable stone floor and beautiful staircase, gives access to a first sitting room with 18th century wainscoting, a second sitting room with double exposure and fireplace, an office, then a vaulted dining room with fireplace and a kitchen. The smaller master's house offers a laundry, a boiler room and a large vaulted cellar.

The staircase leads to the 3 levels. A large landing, on the first floor, opens onto a beautiful 18th century living room with triple exposure (6 windows), parquet floor and marble fireplace (renovation works are in the process of being done), a corridor distributes another sitting room with monumental fireplace, 6 bedrooms and 3 bathrooms. In the main house, the 2nd floor offers a landing opening onto 8 bedrooms (including 3 with fireplace and 4 with double exposure), 2 bathrooms and a shower room.

On the North side of these buildings, an ancient 17th century pavilion was elevated on 2 levels and is converted into offices (2 levels of 100 sq. mt., i.e. 1,076 sq. ft. plus attics). It benefited from recent renovation works with beautiful materials (stone floors, inner oak shutters, exposed beams and stones, etc.) Then (between the pavilion and the master's house) we find the ancient farm buildings offering 2 levels: an ancient garage for barouches (c.a. 90 sq. mt., 968 sq. ft.) with stone floor, another garage, an ancient barn with tiled floor and ancient stables. The second floor offers a huge attic (c.a. 250 sq. mt., 2,690 sq. ft.)

The property benefits from several outbuildings: a beautiful round 17th century dovecote, a small housing (to be restored) in the inner courtyard facing the ancient farm. And then, further on the grounds and facing South, an orangery, a stone building (used as a storage room for fruits), and a barn.
