19th century chateau with many outbuildings 80 km (50 miles) from Paris

This property is located in the Loiret department, less than 30 km (18.8 miles) from Fontainebleau, near a large city with all shops and services (including a railway station leading to Paris), in peaceful surroundings. It features a 19th century folly with 12 outbuildings, including a 19th century orangery, with 2 ha (4.95 acres) of landscaped grounds with a wooden part and a small island.

The north-western front side opens onto the grounds and faces nearly all outbuildings.

The chateau is made of stone with a slate roofing. It offers 2 levels plus the attics and c.a. 640 sq. mt. (6,886 sq. ft.) of living space. It features a central building with 2 adjoining wings and, on the north-western side, a round tower and a one-level enlargment with a galery and 2 terraces on the roof. It is in good general condition (good main building work: roof, walls, etc.) but some inner works are to be done (wiring and plumbing to be redone, inner decoration to be finished, a kitchen and some bathrooms to create, etc.)

The back side, more conventional: a central building with two adjoining wings.

On the ground floor, an entrance hall distributes 3 reception rooms on the front side, then a 4th one on the back side, with an adjoining dining room, a kitchen, a secondary kitchen, a bedroom, a study and a second entrance. An oak staircase leads to the 3 levels, a second staircase leads from the ground floor to the 1st level, and a 3rd one leads to the converted attics. On the 1st floor, all the rooms benefit from at least a double exposure. This level is composed of 7 bedrooms (some of them could be easily converted into further living rooms) and 2 bathrooms. The enlargment, on the front side, includes a beautiful bedroom opening onto the roof and 2 terraces bordered with ballusters, a gallery and a veranda. The attics are divided into a large corridor opening onto 8 bedrooms (including 2 in the wings with double exposure) and 2 bathrooms. A central oil heating system is installed in the chateau (except for the ground floor).

The property benefits from 12 large outbuildings and c.a. 1,300 sq. mt. (13,988 sq. ft.) of living space. These buildings are in good general condition (good roofs, except for the studio). Two of them were built at the beginning of the 19th century: the orangery and the adjoining building. On the opposite side, there is a modern building, linked to the chateau, that offers several studies, a kitchen and a bathroom (in working order). The other outbuildings border the grounds on the North side: a modern pavilion with several reception rooms, a long building converted into two further housings and a studio, and then some additional detached buildings offering further large rooms.
