Stately 16th century chateau to be restored in Burgundy

This property is located c.a. 200 km (125 miles) from Paris, c.a. 30 mins. from Auxerre, in a small village, a few kilometres from the first shops and services. It features a 16-18th centuries chateau with many stone outbuildings on 6.5 ha (16.1 acres) of grounds.

The chateau has a "U" shape with 4 defensive towers (walls 1 mt., 3.33 ft., thick and loopholes).

The chateau was built during the 16th century on a former fortress (probably 13th century). It is made of stone with a slate and tiled roof and has a "U" shape with 4 towers. It has been modified many times (creation of a new 18th century "à la Mansard" roof and enlargement of the wings). It offers c.a. 1,500 sq. mt. (16,140 sq. ft.) of total space. Major structural renovation works have already been done: timber work, foundations, towers of the main side, stone bridge, etc. The inner structure needs a complete restoration (floors, inner walls, ceilings, wiring, plumbing, heating, etc.) Some period details remain in the chateau (ancient tiled floors, 18th century oak wainscoting, 19th century marble fireplaces, etc.)

On the ground floor, a paved entrance leading to the courtyard, distributes 3 living rooms with tiled floors, a remarkable vaulted cellar with intersecting ribs in the western wing (probably an ancient wine storehouse), another large cellar in the second wing and additional rooms in the towers. An outdoor stone staircase leads to the 1st floor that offers a living room with tiled floor, another living room with wainscoting and parquet floor, a corridor that gives access to 3 bedrooms opening onto the main side (2 of them including parquet floor and an alcove), a kitchen with a baker's oven, a secondary kitchen, a shower room and attics on the eastern side. A secondary oak staircase leads to the attics that are divided into 4 further bedrooms and a large additional room that can be converted.

The property benefits from several stone outbuildings. The first one is an ancient farm that is partially converted into a c.a. 50 sq. mt. (538 sq. ft.) housing (new wiring, plumbing, electric heating and double glazing), with a room devoted to a living room and several cellars and workshops. On the same side there are an ancient stable with a new roof, a square dovecot with 3,000 cells and a large barn (c.a. 13 × 12 mt., 43 × 40 ft.). On the other side an ancient sheepfold is to be redone.
