Elegant 17-19th centuries chateau 30 mins. from Nevers

This property is located 2.5 hours from Paris, in Burgundy, 30 mins. from Nevers and its railway station, 6 km (3.75 miles) from all shops and services. It features a 17th century chateau, enlarged during the 19th century, with a large outbuilding, on 13 ha (32.2 acres) of grounds with gardens, woods, 3 springs, a small river, a small pond, a tennis court and a swimming pool.

The chateau was built during the 17th century, modified during the 18th and enlarged in the 19th century. It is made of stone with a slate roofing, offers 2 levels and partially converted attics and more than 900 sq. mt. (9,684 sq. ft.) of total space (c.a. 600 sq. mt. - 6,456  sq. ft. of living space). It is in very good general condition (roofing; wiring and plumbing renewed) and benefited from recent inner renovation works.

On the ground floor, a large entrance hall, with ancient stone floor and a main staircase, gives access to a beautiful living room opening onto a terrace and the grounds, with parquet floor and marble fireplace, then a smaller living room with fireplace, a billiard room, a library with parquet floor and fireplace in the northern tower and a further living room in the southern tower with a small adjoined kitchen. The second wing, built before, features a dining room (probably dating from the 18th century), a large equipped kitchen (probably built during the 17th century) with stone floor and ancient stone fireplace, a secondary kitchen with a baker's oven, a laundry room and a secondary staircase. The main oak staircase, with charming stained-glass windows, leads to the 3 levels.

The 1st floor offers a large landing, with exposed beams and stones, that distributes 2 living rooms (including one in a tower), 6 tastefully decorated bedrooms, a study and 6 bathrooms. At this level, all the main rooms benefit from a marble fireplace in working order. A further room is equipped with a sauna and a solarium. The 2nd floor is composed of an independent bedroom in a tower (accessible by another secondary inner staircase), 2 bedrooms and a bathroom in the older part, and the 19th century wing to be restored (3 further bedrooms, a large corridor and a room in the tower). The chateau also features 2 inner dovecots and cellars (several wine cellars and a boiler room with 2 heating systems: woodgasser and oil burner).

The property benefits from an ancient pretty barn made of stone (32 mt., 106.6 ft. long) converted into an outbuilding with a large reception room (with fireplace and an adjoined kitchen), workshops and garages. A swimming pool and a jacuzzi are installed beneath the outbuilding and face South. There is also a tennis court, probably built onto (or near) ruins of an ancient fortress.
