Retiré Ancient 17th century water mill in the Yonne department

This property is located 2.5 hours drive from Paris, in the southern part of the Yonne department, in the Morvan Regional Park, a few minutes from Avallon and 5 km (3 miles) from all shops and services. It features a large 19th century restored building with 2 barns and an ancient 17th century water mill on 2.7 ha (6.68 acres) of grounds with a river, a race, a swimming pool and meadows.

The main house was built during the 2nd part of the 19th century and is 40 meters long (133 ft.). It offers 3 levels (plus several convertible attics) and c.a. 780 sq. mt. (8.393 sq. ft.) of living space divided into several housings.

The left-hand side of the main house is converted into a 160 sq. mt. (1.721 sq. ft.) flat. It features, on the ground floor, a dining room, with a stone fireplace, opening onto a terrace and the swimming pool, a bedroom with an adjoining bathroom and an equipped kitchen opening onto a summer dining room. A staircase leads to the 1st floor that offers 4 bedrooms, a dressing room and a bathroom. A smaller staircase gives access to an attic (80 sq. mt., 861 sq. ft.). The other part of the building offers, on the ground floor, an entrance hall, 2 reception rooms (66 sq. mt., 710 sq. ft. and 55 sq. mt., 592 sq. ft.) one including an opened kitchen, and the other one featuring high-ceilings, then a studio flat (35 sq. mt., 376 sq. ft.), a boiler room (with a renewed oil central heating system) and several technical rooms (workshops, linen room, etc.) The 1st floor offers a dining room (c.a. 48 sq. mt., 516 sq. ft.) with exposed beams and an adjoining kitchen, a study and an attic, that could be easily converted into further rooms. The 2nd floor is composed of a duplex bedroom with a shower room, 4 bedrooms, 2 bathrooms, 2 shower rooms and a further large room (50 sq. mt., 538 sq. ft.) including a shower room. The 3rd floor is divided into 2 further bedrooms with a bathroom, the mezzanine of the duplex and an attic.

The property benefits from many stone outbuildings in good general condition (some renovation works are to be done on the roof of the water mill). The first one is a small converted 2-level house (88 sq. mt., 947 sq. ft.) featuring a living room, 2 bedrooms and a bathroom. There are also an adjoining barn (56 sq. mt., 947 sq. ft. on the ground floor), an ancient 17th century water mill and several cellars. The largest outbuilding, located further in the inner courtyard, is a beautiful detached barn offering 145 sq. mt. (947 sq. ft.) on the ground floor and 13 mt. (43.2 ft.) high-ceilings, with several boxes for horses.

The gently rolling grounds (2.7 ha, 6.68 acres) are composed of meadows, with woods, a garden and an orchard, that are crossed by a river and a race. A swimming pool with terraces (13 × 6 mt., 43.3 × 20 ft.) is built near the main house. This property is located in a rural countryside, there are no nuisance in the surroundings.
