This property is located c.a. 200 km (125 miles) from Paris, in Bourgogne, Yonne department, between Auxerre and Avallon, in gently rolling surroundings, 1 km (.63 mile) from all shops and services. It features a 19th century chateau, with a caretaker's house and several outbuildings (including 2 dovecots dating from the end of 17th century ), on 3 ha (7.4 acres) of beautiful gardens.

The chateau was built during the 19th century and is made of stone with a slate roof. It offers a 2-level main building flanked by a 3-level wing with a turret and a single level wing surmounted by a pleasant terrace. The chateau offers c.a. 600 sq. mt. (6,456 sq. ft.) of living space and was recently restored. It is in very good general condition (renewed wiring and plumbing, renewed central oil heating system, revised roofing, etc.)

On the ground floor, an entrance hall with ancient tiled floor gives access to a large living room with triple exposure opening onto the South side of the grounds, a living room with marble fireplace and parquet floor, a 3rd living room with fireplace and ancient 18th century paint ceilings, a remarkable veranda (built with high quality materials), then a kitchen and a study.

A chestnut staircase gives access to the 3 levels of the chateau. The 1st floor features 5 beautiful bedrooms (including 2 opening onto a terrace overlooking the gardens) with parquet floor, 4 bathrooms and a shower room. The 2nd floor is divided into 3 bedrooms, a living room with a fireplace, 2 bathrooms and a shower room. A smaller staircase leads to the 3rd floor that offers 2 further bedrooms. The basement includes the boiler room (oil central heating system).
