Ancient 17-19th centuries farmhouse in the Côtes d'Armor department

This property is located around 500 km (312 miles) from Paris, between Morlaix and Saint-Brieuc (40 km, 25 miles), not far from an access to a motorway, near all shops and services. It features an ancient farmhouse with 2 independent houses and numerous outbuildings (including stables, boxes, riding school and meadows) on 6.4 ha (15.8 acres) of grounds.

Built during the 17-19th centuries, the buildings are made of stone and granite with a slate roofing. They are entirely restored and offer two independent houses. They open onto a landscaped courtyard (around 800 sq. mt., 8,608 sq. ft.)

The left hand side of the first farmhouse, built in 1652, is the older part of the property. This part and also the central building correspond to the main house. The ground floor features a dining room (56 sq. mt., 602 sq. ft.) with apparent beams, 2 stone fireplaces, a staircase, then an office, an equipped kitchen with apparent beams and fireplace, a shower room and a boiler room with a first attic. The first floor distributes 2 bedrooms and a bathroom. The second floor, corresponding to a large attic (11 × 5 mt., 36.6 × 16.6 ft.), is partly converted.

The second farmhouse is perpendicular to the first one. It features, on the ground floor, a large reception room (51 sq. mt., 549 sq. ft.), a garage and a cellar. The first floor distributes 3 bedrooms including a large one (51 sq. mt., 549 sq. ft.) and a shower room. The whole main house is equipped with an oil central heating system.

The secondary house, on the right hand side of the first farmhouse, is independent. It is sold furnished (with the electrical) and is heated electrically. The ground floor features a dining room with apparent beams, fireplace and a staircase, and also an equipped kitchen with apparent beams, fireplace and an ancient baker's oven. The first floor distributes 3 bedrooms and a bathroom.

The property benefits from numerous outbuildings. Part of them are devoted to horses: stables including 14 boxes, a saddle room, a riding school (11 × 20 mt., 36.6 × 66.6 ft.), an adjoining shed (15 × 8 mt., 50 × 26.6 ft.) and a meadow (20 × 40 mt., 66.6 × 133 ft.)
