Huge renovated 17th century
water mill on a small island near ChablisThis property is located on a tourist spot in a preserved area of the Yonne department, about 190 km (120 miles) south-east of Paris, 20 km (12 miles) from Chablis and not far from shops and services. The water mill was originally built in 1670 with 90 cm (3 ft.) thick walls made of beautiful local limestone and a tiled roof. It has been extended during the 19th century and benefits from a very recent high-quality restoration. It is now in excellent general condition and offers about 2 000 sq. mt. (21 500 sq. ft.) of total interior space on 4 levels plus an attic, with about 1 000 sq. mt. (10 760 sq. ft.) of living space in excellent condition.

A few stairs lead up to the 1st level, that features an entrance hall giving access to a large living room (80 sq. mt., 860 sq. ft.) with period oak parquet floor, 3 fireplaces and period wainscotting. This room communicates with a large luxuriously equipped kitchen with windows on 2 sides, exposed beams and fireplace. This level also includes 2 bedrooms with parquet floor and fireplace, a gorgeous fully tiled bathroom with 2 jacuzzis, a sauna, a dressing room, a corridor with period tiled floor leading to a 3rd bedroom with parquet floor, fireplace and bathroom, and a laundry room.

From the entrance hall, a beautiful oak staircase leads to the upper floors. The 2nd level is dedicated to the reception of guests. The ground floor shelters the machinery of the water mill. The turbine dates from the early 20th century and, once renewed, could allow production and sale of up to 100 KW of electricity, which would provide a substantial steady income. The water mill includes a small cellar and is equipped with central heating (2 boilers, electricity and oil) and double-glazed windows.

The caretaker's house adjoins the main building. It offers about 300 sq. mt. (3 230 sq. ft.) of interior space in need of renovation and can be converted into a guests' house for 10 people. Adjoining ancient stables can be converted into a pool-house for a swimming pool. On the opposite side of the courtyard and spanning the course, a long outbuilding has been fully renovated and converted into a restaurant with a vast dining room (120 sq. mt., 1 290 sq. ft.), a professional kitchen (60 sq. mt., 645 sq. ft.) that is not yet completed and 2 terraces. The property also includes a barn in need of renovation. |
The grounds (about 2 ha, 5 acres) are composed of meadows with trees. The course of the water mill divides the grounds into 2 parts: the main one is also edged by the river and is thus a small island, the smaller one is located in a long peninsula. At one end of the island, a small water fall is a very pleasant summer swimming spot.
