Sold 18th century chateau in need of restoration in the Nièvre department

This property is located 170 km (105 miles) south of Paris, in the outskirts of a small town between Auxerre and Nevers. It includes an 18th century chateau in need of full restoration on 1 ha (2.5 acres) of beautiful landscaped grounds with a stream.

The chateau was built during the 18th century on the ruins of an ancient fortress. It is made of beautiful freestone walls with a "à la Mansard" slate roof. Originally, it used to offer over 1 500 sq. mt. (16 150 sq. ft.) of total interior space on 3 levels, but it suffered from a bombing at the end of World War II (during summer 1944) and now only a L-shaped part of the original building remains. This part offers 735 sq. mt. (7 910 sq. ft.) of interior space (245 sq. mt., 2 640 sq. ft. per level) in need of full restoration (floors, partition walls, ceilings, etc.)

The chateau is made of freestone walls with many tall windows.

The ground floor distributes an entrance hall with a putative entrance of an underground passage, a vast room (ca. 60 sq. mt., 646 sq. ft.) lighted by 9 windows or French windows on 3 sides, a corridor with tiled floor, a further room facing south-east and a wooden staircase. This floor has 3.7 mt. (12 ft.) high ceilings. The 1st floor is divided into several rooms, some of which with parquet floor and 19th century fireplaces. The staircase leads up to the 2nd floor, that features about the same distribution of rooms.

The walls are made of beautiful solid freestone, they are thick and in good condition, as is about 70% of the roof. The limit with the destroyed part of the original building will have to be renewed. The chateau still has some beautiful period details in need of restoration.

The landscaped grounds (1 ha, 2.5 acres) feature lawns with big trees, bushes and hedges. They are enclosed by a wall and a stream on 2 sides.

The chateau is surrounded by its wooded grounds and benefits from a beautiful environment, with views of the stream, a lovely old stone bridge and ruins of the towers of the ancient castle. Once restored, it will become a charming well-lighted residence, thanks to its many windows.
