Vast 18^th century master's house near Vittel

This property is located in a small village of the Vosges region, 15 km (9 miles) from Vittel and Contrexéville, 30 min from an airport and 1 km (2/3 mile) from all shops and schools. It is composed of an 18^th century master's house with a large attached farmhouse and a further outbuilding on 1.2 ha (3 acres) of grounds.

A beautiful gate in wrought iron opens into the large courtyard on the north-west side. From the road, a few stone stairs lead to a second iron entrance gate for pedestrians.

The property includes 3 adjoining buildings that offer a total interior space of about 1 000 sq. mt. (10 760 sq. ft.). The master's house was built in 1763 and is made of stone with a tiled roof. It offers about 300 sq. mt. (3 230 sq. ft.) of living space, in need of renovation, on 2 levels plus a full underground floor and a vast convertible attic. The farmhouse is in good condition and offers over 400 sq. mt. (4 300 sq. ft.) of interior space on 2 levels. A long outbuilding is located on the other side of the master's house and offers about 100 sq. mt. (1 076 sq. ft.) of convertible interior space.

A few stairs lead up to a the entrance door of the master's house. On the ground floor, the entrance hall features a tiled floor and a stone staircase. It gives access to the main reception room with view of the grounds, parquet floor and beautiful painted oak wainscotting hiding huge cupboards (2 mt., 6.5 ft. deep), a large kitchen with tiled floor, oak wainscotting, huge cupboards and fireplace, a study with fireplace and independent access, 2 bedrooms with parquet floor, marble fireplace and wainscotting, a bathroom and a laundry room. On the 1^st floor, the staircase is closed by an oak door, that opens onto a landing and a hall leading to a living room with wainscotting, fireplace and huge cupboards, 3 bedrooms, an ancient kitchen and a further large room. A wooden staircase leads up to a vast convertible attic (150 sq. mt., 1 615 sq. ft.) with small windows overlooking the grounds and the courtyard. The underground floor includes 3 vaulted cellars.

The farmhouse has been recently renovated and has a new roof. It offers about 90 sq. mt. (970 sq. ft.) of living space on the ground floor. The main entrance is located on the west side of the building and gives access to a hall, then to a large living room (50 sq. mt., 538 sq. ft.) with tiled floor, exposed beams, fireplace and wide windows, a kitchen, a bedroom and an access to the barn. A staircase leads up to the 1^st floor, that distributes 3 bedrooms and a vast convertible attic of about 150 sq. mt. (1 615 sq. ft.) The barn is located in the centre of the building. It has been converted into a garage and a workshop and it features beautiful exposed beams.

A long renewed outbuilding (23 × 5.5 mt., 75.5 × 18 ft.) adjoins the master's house. It features a baker's oven and can be easily converted into a further accommodation.

The grounds (1.2 ha, 3 acres) are fully fenced, partly with stone walls. They feature lawns with trees, a fountain, springs and they benefit from unimpeded views of a beautiful rolling landscape.
