Charming 18^th century chateau in need of renovation, near the Ocean

This property is located in the Loire-Atlantique department, between Nantes and La-Baule, 25 km (16 miles) from Pornic, 25 km (16 miles) from an international airport-to-be, 8 km (5 miles) from shops and 10 min from the Ocean. It is composed of an 18^th century chateau with many outbuildings on 13.4 ha (33 acres) of grounds surrounded by a peaceful countryside.

The chateau was built in 1740 on the basis of an older manor and has been extended during the 19^th century. It is made of granite stone with a slate roof and offers a total interior space of ca. 1 200 sq. mt. (12 900 sq. ft.) on 3 levels. A major renovation has been undertaken to restore the original look of the building.

On the ground floor, the main entrance is located in the 18^th century part and opens onto a long hall crossing the whole building. This level features a reception room with fireplace, further rooms and a beautiful granite staircase The walls are made of golden granite. The 1^st floor is the noble floor and can be converted into several bedrooms and bathrooms. The 2^nd floor distributes several bedrooms in the 18^th century part and a convertible attic.

In the courtyard, 3 outbuildings with tiled roofs frame the chateau: a caretaker's house, a prebytery, a farmhouse and barns. These outbuildings can be converted into 7 accommodations. The caretaker's house is located on the right-hand side of the chateau and distributes a living room with open kitchen, 2 bedrooms and a shower room. The other accommodations will be located in 2 long buildings on each side of the courtyard.

The right-hand side of the courtyard is edged by 2 single floor outbuildings available for conversion, plus a 2-floored renovated outbuilding with living room, study, 2 bedrooms, bathroom, period oak staircase and parquet. The left-hand side of the courtyard is edged by a barn in need of renovation, a single floor house and a 2-floored house that can be converted into a 3-bedrooms accomodation. Renovation of these last 2 outbuildings has already been prepared.

The chapel.

A chapel with beautiful wainscotting and tiled floor is located farther, west of the chateau. A further outbuilding is located north of the chateau and can be converted into 3 accommodations.

The grounds (13.4 ha, 33 acres) benefits from dominant unimpeded views of the surroundings. They feature 6 ha (14.8 acres) of wall-enclosed landscaped grounds around the chateau and its outbuildings, 3.6 ha (8.9 acres) of which are available for building and farming land.
