Sold Rare listed 14th-15th centuries chateau in the south of Ardèche

This property is located at the edge of a protected village in the south of the Ardèche Department, 675 km (418 miles) from Paris and 60 km (37 miles) from Montélimar and its TGV railway station. It is composed of a ISMH-listed 14th-15th centuries chateau in one hectare (2.5 acres) of landscaped grounds with a swimming pool. It benefits from beautiful surroundings and a dominant view of a valley with vineyards.

The chateau was built during the 14th and 15th centuries. It used to be an important resistance centre during the religious wars. It is ISMH-listed for its stone walls and roofs with Provençal tiles.

The chateau is composed of a main square building framed by 2 square wings, 2 round towers and a watchtower. It is in good general and interior condition and offers ca. 600 sq. mt. (6 460 sq. ft.) of living space in a total interior space of ca. 800 sq. mt. (8 611 sq. ft.) on 4 levels, that are accessed by a remarkable spiral stone staircase.

A small stone bridge leads to the main entrance of the chateau, which is located in the centre of the western side.

The ground floor features an entrance hall with stone floor and vaulted ceiling, a main reception room (52 sq. mt., 560 sq. ft.) with stone floor, fireplace, French ceiling and access to a vast terrace through 2 French windows, a dining room with stone floor and vaulted ceiling, a large kitchen, a bedroom with bathroom, a library room (42 sq. mt., 452 sq. ft.) located in the southern wing, with stone floor and French ceiling and a further bedroom in the southern tower.

The 1st floor distributes a winter living room, a playroom, 7 bedrooms and 4 bathrooms.

The 2nd floor includes 2 bedrooms and 2 large convertible attics. A further bedroom is located in the donjon, in the centre of the building.

The underground floor features an entrance hall, a summer living room, a workshop/laundry room, a boiler room, a huge vaulted cellar (72 sq. mt., 775 sq. ft.) and a 2nd workshop in the southern tower.

The landscaped grounds (9 800 sq. mt., 2.4 acres) are wall-enclosed and feature several terraces with different orientations according to the sun, big cypresses, a French garden at the foot of the chateau and a swimming pool (10 × 5 mt., 33 × 16 ft.)
