Charming 19^th century chateau near Bordeaux

This property is located in the Gironde department, 35 km (22 miles) from Bordeaux, 45 km (28 miles) from its international airport, 25 km (15.5 miles) from Libourne and its railway station, 18 km (11 miles) from the motorway and 3 km (2 miles) from all shops. It is composed of a 19^th century chateau with several outbuildings on 1 ha (2.5 acres) of enclosed landscaped grounds.

The chateau was built in 1895 with freestone walls and a slate roof. It offers a total interior space of 714 sq. mt. (7 685 sq. ft.) on 3 levels and 441 sq. mt. (4 747 sq. ft.) of living space distributed on the 2 lowest levels. It has been recently renovated and is now in excellent condition.

The entrance is located under a porch with 2 columns. On the ground floor, the entrance hall gives access to a dining room on the right side and a reception room on the left side. A corridor leads to a study and a fully equipped kitchen adjoining a laundry room. The rooms are of reasonable size and feature beautiful marble fireplaces and French ceilings. (1 884 sq. ft.) and features, on the ground floor, a large entrance hall, a living room opening on the swimming pool through a broad picture window, a vast garage with workshop and, upstairs, 2 bedrooms and 2 shower rooms. All the floors are tiled, the house benefits from a thermic insulation and the heating is electric.

The caretaker's house is located on the opposite side of the courtyard, facing the guests' house. It is made of stone and offers 125 sq. mt. (1 345 sq. ft.) of living space for a total interior space of 194 sq. mt. (2 088 sq. ft.). Its ground floor features an entrance hall, a living room, a kitchen, a storeroom and a large garage. The 1^st floor distributes a landing, 2 bedrooms and 2 shower rooms. The floors are tiled and the heating is electric (with a separate meter). These two outbuildings have been recently renovated and are in excellent condition.

The property includes further outbuildings as garages (4 cars), a swimming pool (13 × 6 mt., 43 × 20 ft.) with 2 curtains (a safety curtain and another one for the winter), 2 wells, one of which being used for watering, etc. The landscaped grounds (1 ha, 2.5 acres) are fully enclosed by walls, fences and hedges. They feature century-old trees. The entrance gate is remotely controlled and equipped with an entry phone.
